OR VALUE OR COMPARABLE CHECKS have been determined by the Appraisal Standards Board that under USPAP regulations, they are a violation and should not be performed, unless all the requirements of an appraisal are met and complied with.   We use Fidelity's SiteXdata, 1st Americian's RealQuest and MLS, chances are if you use these data bases or similar ones we will obtain the same comparable information as you have.   We request you respect our time and effort by only requesting Comparable Checks after you have exhausted your available sources and have a realistic value in mind, not what you need to originate the mortgage after all the market is the market and neither of us can change it.   We will provide as a professional service for a $25 fee which will be credited towards our residential appraisal fee at time of your ordering the appraisal a AVM.  This fee must be prepaid by credit card before our the AVM is performed.   Email your AVM request to cotton18@comcast.net  or FAX it to 925-684-3585 and prepay on our Payment Arrangement web site page. Commercial properties are so very diversified in use, construction type, design and other physical characteristics, that generic searches are meaningless.
